Southern Shores Planning Board approves site plan for Marketplace shopping center

By unanimous vote, the Southern Shores Planning Board on August 16 recommended that Town Council grant conditional approval to an amended site plan by Aston Properties for the Marketplace shopping center that includes a Marshalls department store.

The application includes the demolition of a portion of the center and the construction of the 24,000-square-foot building that will be leased by the national off-price retailer. According to the application, a 6,000-square-foot retail space will also be constructed, however a tenant for that location has yet to be announced.

Other changes include the use of permeable pavers for additional lot coverage allowable by town ordinance as well as 150 additional parking spaces for a total of 613 spaces on the site.

The amended site plan will now go to the Town Council for consideration, likely at its Sept. 7 meeting.

The conditions outlined by the planning board on Aug. 16 require the applicant to have all the necessary permits and approvals from the North Carolina Department of Environmental Quality and Dare County’s Health and Water departments.

Other conditions include lot coverage not to include 67 percent, documentation showing the proposed permeable paver product and a site visit by the town engineer to evaluate the property’s storm water system.

Planning Board members did not hide their disappointment that the large island with trees in the northeast section of the parking lot would come down under the plans. “It’s an oasis in the middle of a pavement desert,” noted Planning Board Chair Andy Ward.

Aston Properties Vice President of Construction and Development Karen Partee, however, told the planning board that the tenant would not have agreed to the location without the island’s removal.

In an earlier interview with the Voice, Partee said that the Marshalls could open as early as spring of 2023.

    We are so excited to see a Marshall’s finally coming to the OBX!!! Whenever we go on vacation, we always make sure there’s a Marshall’s nearby. The OBX has always been a special place to us, and now that there’s a Marshall’s, we are just over joyed!!! Any word on a Golden Coral or Cracker Barrel coming soon?

    Not a fan of Marshall’s or those that remove trees, however it is a good thing to get tenants into those buildings. It looks worse having empty storefronts.

    So wait folk are gonna cut down trees for a company paying $9-10 an hour for cashiers and associates without local affordable housing or public transportation options
    And the SS Council couldn’t hold their ground or have Ashton find a different tenant???
    I could be wrong but my recollection NH stood up to Lidl re conforming architecture & site plan- why not SS

    No argument I’d like to know-
